LAND PLANNING AND DEVELOPMENT MANAGEMENT
Two specialties that Beacon Real Estate Services has provided to its clients, and continues to provide across the Front Range of Colorado, are land planning services and construction and development management. Land planning can be the process of buying a track of land, large or small, and taking the property through the process with the governmental authorities to gain entitlements to develop the property to its highest and best use. This may be land planning for a vacant property or it may be a process of changing the zoning and entitlements for an existing building to be redeveloped and repurposed. Repurposing of older existing buildings is an area of huge potential profit but requires skills that few real estate firms have. Beacon has both the on-staff skills and experience.
Construction and development management services can be provided by the Beacon team for interior remodeling of a client’s building, or ground up development and construction. The Beacon team has developed hundreds of thousands of square feet of office, retail, industrial, and residential property. Furthermore, Beacon has developed hundreds of acres of land which includes overseeing the rezoning, subdividing, design, and construction. Construction management has consisted of roads, drainage, and underground utilities in preparation of selling off lots.
